ERP for UAE contractors, built around the project

Zeyto tracks cost against budget by project, raises progress bills and interim payment certificates, holds retention correctly and files your VAT โ€” all on your own servers, with no internet dependency on site.

Built for contracting

Every dirham costed to the right project

Contracting lives or dies on job costing. When materials, subcontractor bills and plant hire are booked to the company instead of the project, margin disappears and you find out too late. Zeyto organises purchases, labour, subcontracts and overheads by project and cost head, bills clients by progress against a bill of quantities, and keeps retention and advances exactly where the contract says they should be, with real double-entry accounting underneath.

Contracting capabilities

From BOQ to final account

๐Ÿ“

Bill of quantities

Import or build a BOQ with items, quantities and rates. Bill against measured progress instead of guessing a percentage.

๐Ÿ“Š

Project cost vs budget

See committed and actual cost against budget by cost head, live, so an overrun is visible while you can still act on it.

๐Ÿงพ

Progress billing & IPCs

Raise interim payment certificates and progress invoices for work done to date, net of previously certified amounts.

๐Ÿ”’

Retention handling

Hold the contract retention percentage automatically on each certificate and release it on defined milestones or defects-liability expiry.

๐Ÿ‘ท

Subcontractor control

Track subcontract orders, their progress claims, back-charges and retention held from them, separately from client billing.

๐Ÿ’ต

Advances & recovery

Book mobilisation and material advances, then recover them across certificates on the agreed schedule.

๐Ÿ—๏ธ

Plant, material & LPO

Issue LPOs, receive materials to site stores, and charge plant and consumables to the project that used them.

๐Ÿ“

Multi-project accounting

Run many projects at once, each with its own profit and loss, rolling up to company financial statements.

The project lifecycle

How a job runs from award to final account

1

Set up the project & BOQ

Create the project, load the bill of quantities and set the budget by cost head, retention percentage and advance terms.

2

Procure to the project

Raise LPOs, receive materials to site, and record subcontract orders โ€” every commitment booked against the job, with input VAT captured.

3

Measure progress

Record work done against BOQ items for the period, the basis of the next certificate.

4

Certify & invoice

Generate the interim payment certificate: gross work to date, less previous certificates, less retention, less advance recovery, plus VAT.

5

Track cost vs revenue

Watch actual cost against budget and against certified revenue so project margin is never a month-end surprise.

6

Close & release retention

On handover and defects-liability expiry, release retention and settle the final account with a clean audit trail.

Site offices and portacabins do not stop you

A site office on the edge of the city, or a portacabin with a patchy dongle, is no place to depend on a cloud ERP. Zeyto runs on the PC in your site or head office through Zeyto Edge and PostgreSQL. Certificates, invoices and stock all work with zero internet, and the data never leaves your premises. Head office and site can be linked by multi-site sync when a connection is available, without either side ever being blocked by the other.

UAE compliance

VAT and e-invoicing for contractors

  • 5% output VAT on certificates and invoices, input VAT on materials, plant and subcontracts, with FTA return preparation
  • Correct VAT treatment across advances, retention and progress billing
  • Engineered for the UAE 2027 e-invoicing mandate, adoptable today
  • Branded, bilingual tax invoices and certificates in English and Arabic, printed offline
  • Multi-currency for imported materials and cross-emirate or GCC projects
  • Local and optional encrypted-cloud backups protecting years of project history

FAQ

Straight answers

Can Zeyto raise interim payment certificates and progress invoices?
Yes. Zeyto generates interim payment certificates showing gross work done to date, less previously certified amounts, less retention and less advance recovery, with VAT applied. Progress is billed against measured BOQ items rather than a flat percentage, so certificates match what was actually built.
How does Zeyto handle retention?
Retention is held automatically at the contract percentage on every certificate and accumulates against the project. It is released on the milestones you define, such as handover or defects-liability expiry, and the same logic applies in reverse to retention you hold back from subcontractors.
Can I see project cost against budget in real time?
Yes. Every LPO, material receipt, subcontract order and expense is booked against the project and cost head, so committed and actual costs sit against budget live. An overrun shows up while you can still act on it, not after the certificate is paid.
Does Zeyto work in a site office with poor internet?
Yes. Zeyto is offline-first and runs on your own PC, so certificates, invoices and site stock all work with zero internet. Site and head office can be joined by multi-site sync when a connection is available, but neither is ever blocked waiting for the cloud.
How does Zeyto treat VAT on advances and retention?
Zeyto applies UAE FTA VAT rules across progress billing, mobilisation and material advances, and retention, and prepares your VAT return from the same records. It is FTA compliant today and engineered for the 2027 e-invoicing mandate.
Can Zeyto handle a large contractor with many concurrent projects?
Yes. Zeyto runs many projects at once, each with its own profit and loss rolling up to company financial statements. For unusually complex structures, Emeron Infospace also builds custom ERP on the same offline-first foundation, tailored to your contract and costing requirements.
