Zeyto vs Zoho Books: an honest comparison for UAE businesses

Zoho Books is a tidy cloud accounting app. Zeyto is a full offline-first UAE ERP that runs on your own PC. If your shop cannot afford a bad-internet day, or you need real POS and stock beside the ledger, the two products are not solving the same problem.

The short answer

Zoho Books is a cloud ledger. Zeyto is an offline ERP.

Zoho Books lives on Zoho's servers in a chosen data-centre region and needs a live connection to open. Zeyto installs one signed binary on your own PC, keeps every invoice, ledger entry and stock movement in a local PostgreSQL database, and works with zero internet indefinitely. The comparison below is not about features on a slide; it is about where your books physically sit, what happens when the line drops, and how the bill grows as you add staff.

Both products handle UAE 5% VAT. Both print tax invoices. The differences that matter to a Deira trader or a Sharjah restaurant are structural: cloud versus on-premise, per-user rent versus one licence per PC, a hosted ledger versus a full ERP with POS, batch and serial stock, van sales and a bilingual document designer.

The core difference

Your shop keeps running when the internet does not

Cloud accounting assumes a reliable line to the data-centre. UAE reality includes DU and Etisalat outages, building fibre cuts, roaming to a new premises, and van sales in a warehouse basement. Zeyto is engineered so the loss of internet is a non-event.

Data sovereignty

Books on your premises, not on someone else's server

For many UAE owners this is not a technical preference, it is a governance one. Your books, your PC, your PostgreSQL file, your backup drive.

shield

Physically local

The database file sits on the machine you can point at. No third party holds the primary copy.

lock

You hold the keys

Cloud backups are encrypted client-side with a passphrase only you know. Zeyto Cloud cannot read your data.

database

Open storage format

PostgreSQL is standard, dumpable and portable. You are never locked into a proprietary file format.

download

Exit is trivial

Take a pg_dump, copy the file, walk away. No 90-day retention clock, no export limits, no vendor gate.

eye-off

No telemetry required

Telemetry is opt-in and can be disabled entirely. Zeyto Edge does not phone home to run day-to-day.

map

Audit-friendly

When the FTA or a group auditor asks where the books are, the answer is a specific PC in your office, not a shared tenant in a foreign cloud.

How the bill grows

One licence per PC, not a per-user meter

Zoho Books is priced per organisation and per user, plus add-ons for inventory, POS integrations and higher automation limits. The bill scales with headcount and modules. Zeyto is licensed per install of the Edge binary, and every internal user on that install is included.

UAE VAT

Depth beyond a simple 5% checkbox

Both products can add 5% VAT to a line. The gap opens up in the corners: reverse charge, designated zones, mixed supplies, credit note flow and VAT201 box mapping. What Zeyto ships as standard:

  • UAE-ready chart of accounts with VAT control accounts wired to the box map
  • Tax codes for 5% standard, zero-rated, exempt, out-of-scope and deemed supplies
  • Reverse charge on imports and designated-zone purchases, posted to both sides of the return
  • Tax invoice templates that meet the FTA content rules including TRN, tax amount in AED, supply date and Arabic amount-in-words
  • Credit note lifecycle linked to the original invoice for clean VAT reversal
  • VAT201 box-by-box worksheet with drill-down to underlying documents
  • Sales and purchase VAT registers for review, external audit or reconciliation to the FTA portal
  • Handles multi-currency supplies with AED reporting for the return
The POS question

Zoho Books does not have a POS. Zeyto does.

If you run a shop, a grocery, a pharmacy, a bakery or a restaurant, this is often the deciding factor. A pure accounting product cannot ring up a customer at the counter. You either bolt on a third-party POS and sync it, or you accept the gap.

Moving from Zoho Books

A practical migration path

Zoho supports clean CSV export. Zeyto reads those files through the Import Center. A typical switch takes days, not weeks.

1

1. Export your Zoho data

Chart of accounts, contacts, items, opening balances, open invoices, open bills. Zoho's built-in export produces CSV files by module.

2

2. Install Zeyto Edge on your PC

One binary, one licence file. PostgreSQL is bundled. Setup wizard walks through company name, TRN, base currency AED and financial year.

3

3. Import masters

Load the chart of accounts, customers, suppliers and items through the Zeyto Import Center. Field mapping is remembered per template, so re-imports are fast.

4

4. Enter opening balances

Post opening trial balance and open document balances as at the cutover date. Zeyto validates that debits match credits before letting you continue.

5

5. Run parallel for one VAT period

Issue live invoices from Zeyto, keep Zoho read-only. Compare the VAT201 boxes at period end to confirm the migration is clean.

6

6. Cancel the Zoho subscription

Take a final CSV and PDF export from Zoho for archive, then close the subscription. Your live books now sit on your own PC.

When Zoho Books is the right answer

Zoho Books is a genuinely good product for a specific buyer: a small consulting, agency or freelance business with no inventory, no counter sales, a stable connection, and a preference for a browser-only experience across devices. If that is you, and you already live inside the Zoho suite for CRM and mail, staying on Zoho is sensible. Zeyto's case is for businesses that move goods, ring up customers, work across sites, and want the primary copy of their books on their own PC.

FAQ

Straight answers

Is Zeyto cheaper than Zoho Books over three years?
For any team above two or three users, yes, usually by a wide margin. Zoho Books charges a monthly organisation fee plus per-user seats, and the bill continues for as long as you use the product. Zeyto is licensed per PC install, includes unlimited internal users on that install, and bundles modules that are separate add-ons in the Zoho world such as POS and van sales. A six-person retail shop typically breaks even against Zoho inside the first year and saves the ongoing per-user rent every year after that.
Can I move my data from Zoho Books to Zeyto without losing history?
Yes. Zoho supports clean CSV export of the chart of accounts, contacts, items, invoices, bills and journal entries. Zeyto's Import Center reads those files with saved field-mapping templates. The recommended pattern is to import masters and opening balances as at a cutover date, run one VAT period in parallel to confirm the VAT201 boxes match, then archive Zoho as read-only. Historic PDFs from Zoho can be attached to Zeyto documents so you keep an auditable trail.
Does Zeyto have a POS like Zoho? What is the difference?
Zoho Books does not include a POS. You would integrate a third-party till or use Zoho Inventory with an external POS connector. Zeyto ships a full offline POS as part of the same product: barcode-first entry, night mode, cash drawer trigger, thermal receipt print, held bills, split tender, batch and expiry prompts, and a day-end cashier session with float and drop. Because it is one product, the till invoice is the same document your accountant sees, with no sync window.
Where does my accounting data physically sit with Zeyto versus Zoho Books?
Zoho Books stores your books on Zoho's servers in the data-centre region you selected at signup, typically in India, the US or Europe depending on the domain you chose. Zeyto stores your books in a PostgreSQL database on your own PC or LAN server on your premises. Optional Zeyto Cloud backups are encrypted client-side with a passphrase only you hold, so even the backup copy is unreadable to us.
Does Zeyto handle UAE 5% VAT and the VAT201 return as well as Zoho Books does?
Zeyto covers the full 5% VAT surface: standard, zero-rated, exempt, out-of-scope, deemed supplies and reverse charge on imports and designated-zone purchases. Tax invoices meet the FTA content rules including TRN, tax amount in AED, supply date and Arabic amount-in-words. A VAT201 worksheet produces box-by-box figures with drill-down to the underlying invoices and bills, plus sales and purchase VAT registers for review or external audit. Owners submit VAT201 directly on the FTA portal using these figures.
What happens to my data if I stop paying Zeyto?
The Zeyto Edge binary and your PostgreSQL database stay on your PC. A perpetual licence continues to run indefinitely; an annual licence enters a read-only grace mode where you can still open, print and export everything, you just cannot post new transactions until renewal. Either way you can take a standard PostgreSQL dump at any time and walk away with the full history. There is no vendor retention window, no export cap and no gated exit.
